The pests that cause the most property damage in Ohio are termites. Termites feed on the wooden structures found in virtually every residential and commercial building. The termites found most commonly in Ohio are subterranean, which means they primarily live underground. Termites move their colonies constantly in search of new food sources.

These types of termites typically build their colonies near food sources like trees and stumps. However, they will move above ground into buildings to reach suitable wood food sources. Several colonies can occupy a building lot and may range up to 200 feet to find above-ground, structural food. Other wood-destroying insects (WDIs) found in Ohio include Powder Post Beetles, Carpenter Bees, and Carpenter Ants.

Real estate contracts provide for inspections for termites and WDIs and an accompanying report. Most mortgage lenders will require inspections and certifications before a mortgage loan is funded to close a real estate sale.  In Ohio, a Wood Destroying Insect Inspection Report must be made on federal Form NPMA-33 which must be completed by a licensed professional provider following the required inspection. Ohio state law requires that to inspect a property and prepare the WDI report inspectors must have an Ohio Commercial Pesticide Applicator License. Inspectors are required to attend training provided by the Ohio State University Extension to obtain and maintain the license. The required report must detail information regarding termite or WDI infestation or structural damage. Real estate agents or lenders often suggest a provider to inspect the subject property and prepare a WDI Report. It is vital for you to know that a purchaser can always select a licensed professional to perform an inspection and report as well.  

If the inspection indicates any evidence of active or previous WDI infestation, the parties to the transaction will normally rely upon their contract terms and lender requirements to ensure that any infestation has been eliminated, and any property damage remediated.

Any building that has evidence of WDI infestation or structural damage must have professional treatment to eliminate the existing infestation and to prevent future infestation. Damage to structures must be remediated and restored to a safe structural condition.  Termite and WDI treatments can include soil treatments, sanitation, treatment of wooden structures, foundational treatments, and bait/monitoring systems.  

Effective exclusion of termites and WDI includes the removal of access to food sources. Termites and WDI can feed on all types of wood and paper material. Elimination of any wood or paper contact with soil is critical. Termites prefer moist environments and maintaining proper drainage underneath and around structures is also very important. Barriers and other physical restraints against termite and WDI invasion are also effective.
